MEDIA RELEASE – CHANCERYGATE LET TO TESCO IN TWYFORD

Chancerygate Asset Management has let 2,600 sq ft at 25 London Road in Twyford to Tesco Stores Ltd.
The former restaurant unit will become a Tesco Express store and has been let on a 20-year lease at an initial rent of £50,000pa with five-yearly index linked rent uplifts. Tesco has been granted an 11-month rent-free period in respect of fitting-out and there is a tenant-only break clause after the tenth year of the lease.
Eddie Cook, Managing Director of Chancerygate Asset Management, commented: “This letting enables Tesco to establish its presence in the centre of Twyford and offers an alternative food retail offer which will benefit the local residents. We are delighted to have secured Tesco as a tenant into another of our funds, this being the second transaction we have completed with Tesco within a year”.

Chancerygate Asset Management have completed a new letting on Units A/B Rother Way on the Hellaby Industrial Estate in Rotherham, which extends to 90,500sf. The estate occupies a prominent location adjacent to the M18 motorway at Junction 1, and the tenant, Eldon Electric Ltd, have taken a new 10 year lease, at an initial rent of £270,000per annum with fixed annual uplifts.
According to Rob Oliver at GVA, who represented Chancerygate Asset Management, ‘Eldon Electric’s existing lease was due to expire in April 2012. Both parties wanted longer term certainty of occupancy, and the deal agreed works well for them both. Eldon manufacture electrical and telecommunications cabinets, and can now invest in the site for the medium term. We are seeing improving levels of interest from manufacturers for premises in this area, which is a positive sign for the local economy’.

CHANCERYGATE AWARD MANAGEMENT CONTRACT TO MJ MAPP

Chancerygate has appointed MJ Mapp to manage 310,000 sq ft of multi-let industrial properties. The portfolio comprises seven estates providing 118 units.
Eddie Cook, Managing Director of Chancerygate’s asset management and investment arm commented: “This portfolio comprises properties that were completed following the financial crash in 2008. Substantial progress has been made on the leasing of the space in what has been a very tough market.
“With more than 80 businesses now in occupation throughout the portfolio, we feel the time is right to move the management of the properties from in-house to external managers in order toensure a continued high service to our occupiers.
“MJ Mapp and Workman – with which we have a long-standing relationship through the management of several of our larger commercial investment portfolios – are both top tier specialist property managers. It’s official, DE & J Levy’s Nick Threadaway is the industrial agent with the most discerning beer palate. He was among the shed shifters who last week packed the terrace at Chancerygate’s Mayfair HQ to taste 11 international brews, before having to recognise the provenance of three mystery beers.
For out-tasting his rivals, Treadaway won a crate of Chancerygate Industrial ale from Chiltern Brewery, presented by Don Bailey, and won tickets for yet another tasting at London’s Beer Academy.
The highlight, though, for the Beer Boffin of the Evening, was a frothy pint served by none other than Miss Germany!

As sponsors of the Industrial Agent of the Year at the Property Week 2011 Awards, Chancerygate MD Don Bailey had the pleasure of sharing the stage with comedian of the moment, Michael McIntyre at the Grosvenor House on Tuesday.
On a stage that wouldn’t have looked out of place on the X Factor, Don managed to negotiate his way through the backstage maze, via a huge illuminated screen onto the stage where he handed the Award to John Burbage of Burbage Realty in front of over 1300 guests.
