CHANCERYGATE ACQUIRES KEY BRISTOL SMALL UNIT DEVELOPMENT SITE

Chancerygate has acquired a key industrial redevelopment site in Gatton Road, Bristol from a private investor.

Planning will be submitted by Chancerygate to develop a total of 56,900 sq ft (5,286 sq m) of industrial and warehouse properties at the 2.75-acre (1.1-hectare) site close to junction 3 of the M32.  The development will see 23 separate units of between 1,600 and 3,150 sq ft (148 sq m – 292 sq m) that will be available to purchase freehold.

Chancerygate’s Charlie Withers says: “The accessibility of the site makes it perfect for the development of a small unit business scheme.  There has been a lack of small, freehold industrial and storage properties in north Bristol for some time and the new scheme will help satisfy the market’s pent-up demand.”

READING APPROACH DOUBLE LETTING

Chancerygate and joint venture partner Morley Fund Management have let two units at the 120,000 sq ft (11,148 sq m) Reading Approach development in Craddock Road, Reading.

Rentokil Initial has taken 34,000 sq ft (3,158 sq m) at Units D & E on a 15-year lease at an annual rent of £8.95 per sq ft. RAC Auto Windscreens has taken Unit C, totalling 7,950 sq ft (738 sq ft), also on a 15-year lease at an annual rent of £8.95 per sq ft.

Chancerygate director Charlie Withers says: “The Reading industrial market has for some time been characterised by a lack of good quality accommodation in accessible locations.  Both tenants have been attracted by the quality of the development and its proximity of the M4 at junction 11.”

CHANCERYGATE EXPANDS IN NORTH WEST WITH BURY DEVELOPMENT SITE

Chancerygate is to develop 52,250 sq ft of trade counter and industrial accommodation following its acquisition of a 2.3-acre site in Bolton Road, Bury, Lancashire.

The prominent redevelopment opportunity was acquired from Transco.

Chancerygate will develop a total of 52,250 sq ft (4,854sq m) of trade counter and industrial accommodation in 15 separate units of between 2,600 and 4,500 sq ft (241 sq m – 418 sq m) that will be available either to purchase freehold or on leasehold terms.

CHANCERYGATE SECURES PLANNING PERMISSION FOR MAJOR ROMFORD INDUSTRIAL SCHEME

Industrial property specialist Chancerygate Business Centres has secured planning consent to develop a major industrial and distribution scheme in Romford.

Construction of the new development, to be known as CBC Romford, has begun and when completed in June 2008 it will total 105,350 sq ft of industrial and warehouse accommodation of between 1,500 sq ft and 5,450 sq ft.  The individual units will be available to purchase freehold with prices from £260,000.

CHANCERYGATE BEGINS WORK ON MAJOR FREEHOLD INDUSTRIAL SCHEME IN SCOTTS ROAD, SOUTHALL

Industrial property specialist Chancerygate Business Centres has begun construction work on a major industrial development in Scotts Road, Southall that could bring around 350 jobs to the area.

The new development, which was recently granted planning permission, is to be known as CBC Southall and will total 252,750 sq ft (23,500 sq m) of industrial, warehouse and trade counter accommodation of between 2,150 sq ft (185 sq m) and 22,000 sq ft (2,043 sq m), that will be available to purchase freehold.

The first phase of the development will comprise 34 separate properties, which are expected to be available in March 2008.

CHANCERYGATE SECURES PLANNING PERMISSION FOR BIRMINGHAM TRADE PARK

Industrial property specialist Chancerygate Business Centres has secured planning permission to develop 37,650 sq ft of trade counter and distribution property in Kingsbury Road, Erdington, to be known at the Birmingham Trade Park.

Construction of the new development will begin in October and the 16 leasehold properties will be available for occupation in May 2008.  The units will range in size from 983 – 3,300 sq ft and, under the terms of the planning consent, will benefit from 30% ancillary trade use.

CHANCERYGATE ACQUIRES WITHAM SITE FOR MAJOR INDUSTRIAL SCHEME

Industrial property specialist Chancerygate Business Centres has acquired a 1.98-acre site on Eastways, Witham, Essex and is looking to develop 20 separate industrial/warehouse properties totalling 45,000 sq ft in buildings from 1,800 sq ft.

CHANCERYGATE ACQUIRES UXBRIDGE SITE

Chancerygate Business Centres, the industrial property specialist, has acquired a three-acre site in Ashley Road, Uxbridge for in excess of £5 million from Morley and plans to build a thirty unit industrial scheme totalling around 85,000 sq ft which it will sell to individual businesses and entrepreneurs.

Units will be available from 1,900 sq ft and are planned for completion in the Autumn of next year.

WIMBLEDON GRAND SLAM FOR CHANCERYGATE AND MORLEY FUND MANAGEMENT AT GATEWAY3, CHESSINGTON, SURREY

Chancerygate and Morley Fund Management have let 13,036 sq ft (1,211 sq m) of warehouse accommodation at their joint venture industrial development scheme Gateway3, in Chessington, Surrey to the All England Tennis & Croquet Club.  The property will be used to store equipment and various items from the annual tennis championship at Wimbledon.

The property has been taken on a 10-year lease at an annual rent of £143,400 (311 per sq ft).

Chancerygate’s Charlie Withers says: “The All England Tennis & Croquet Club cast its net far and wide when searching for a suitable property to let but the Gateway3 property suited the requirement in terms of both quality and location.”

CHANCERYGATE PRE SELLS MAJORITY OF CBC TRAFFORD PARK
AND RECEIVES PLANNING FOR ITS SECOND MANCHESTER INDUSTRIAL SCHEME

Industrial development specialist Chancerygate Business Centres, represented by Colliers CRE, has sold 75% of the units at its 25,644 sq ft (2,382 sq m) CBC Trafford Park scheme in Colbalt Avenue, Manchester at record levels - all prior to the scheme’s completion.

Six of the development’s eight units have been sold at prices between £110 and £115 a sq ft, exceeding the previous highest price for industrial property in Manchester of £85 per sq ft.  Occupiers at CBC Trafford Park include; Morelli, Creative Audio, Power to Light and Nigel Taylor Photography.

Chancerygate director Charlie Withers said: “The success of this development illustrates the high level of demand for freehold property from entrepreneurs and small and medium businesses in the Manchester market.  The strength of this market has brought forward our plans for the similar development elsewhere at Trafford Park.”

Chancerygate received a planning consent last week to build 18,750 sq ft (1,741 sq m) of industrial accommodation on Second Avenue in The Village, Trafford Park.  A total of seven units of between 2,400 sq ft and 3,100 sq ft will be available from between £320,000 and £405,000 each.  The industrial specialist will begin work on the new scheme, to be known as Trafford Business Centre, in September with completion planned for March 2008.  Colliers CRE and King Sturge have been instructed as joint agents for the scheme.

CHANCERYGATE PRESELLS MAJORITY OF CBC COLNBROOK

Chancerygate Business Centres has sold 14 of the 16 freehold industrial properties at its CBC Colnbrook development, Old Bath Road, Colnbrook, Slough - two months before completion of the scheme.

Construction of the 56,970 sq ft (5,292 sq m) development will be completed at the end of September, with units ranging in size from 1,400 – 7,710 sq ft.  The pre-sales achieved prices of up to £200 per sq ft.  Only two units of 2,200 sq ft each remain available.

Chancerygate director Charlie Withers says: “The location of the scheme and the style of the development, which is aimed at owner occupiers and in particular small and medium sized businesses has made the project incredibly successful.  Being within half a mile of Heathrow’s Terminal 5 made this a unique proposition for local businesses.”

CBC Aston (HP Sauce)                                   April 2007

Chancerygate’s latest acquisition is a 5.9 acre site at Aston, Birmingham. The site is located overlooking the Aston Expressway (A38M) giving prominence to one of the main approach roads to Birmingham city centre from the M6. The site is 1.5 miles from Birmingham city centre.

All buildings on the existing site are to be demolished to make way for a multi unit scheme. The proposed scheme offers a range of sizes to cater for the current demand. This scheme will be built in one phase as interest for premises in this area is high.

The site was previously used by Heinz for the manufacture of HP sauce. Chancerygate’s proposals for the redevelopment of this site will create approximately 250 new jobs where HP were only employing 125 people prior to the factory closure.

Chancerygate plan to start on site in September 2007, with completion proposed for May 2008.


CBC Brentwood, Tallon Road                      March 2007

Chancerygate has bought a site in Tallon Road on the established Hutton Industrial Estate to the east of Brentwood. The site is approximately 1 mile from the A12 and 5 miles from junction 28 of the M25 motorway and commutable to London Liverpool within 30 minutes.

Chancerygate plan to build 11 small business units ranging from 2,000 – 4,000 sq ft available on a leasehold or freehold basis in a location that has not seen any new industrial / warehouse development for around 15 years.


CBC Birmingham Central, Miller Street  February 2007

Chancerygate have bought their second site in the Birmingham area and are to develop the 1.2 acres as Chancerygate Business Centre. The site is situated on the junction of Miller Street and Elkington Street, in Birmingham.

The scheme will comprise 12 small business industrial/warehouse in sizes ranging between 2,000 and 4,000 square feet on a freehold basis.

The units are to be constructed in two terraces to ensure maximum flexibility for occupiers so that if larger space is required, units can be combined.


CBC Frimley, Hawley Lane                   November 2006

Fronting Hawley Lane and less than 1 mile from junction 4 on the M3, this site comprising of 3.57 acres has been purchased by Chancerygate on a freehold basis.

Chancerygate will be submitting a planning application shortly for 25 small industrial / warehouse units ranging in size from 1,000 square feet to 6,340 square feet.

Hawley Lane is an established warehousing and distribution centre close to Frimley Business Park and has a strong industrial / warehousing presence, including a brand new Lok’n’Store building immediately next to the elevated section of the M3.


Birmingham Trade Park                             October 2006

Chancerygate has purchased a 1.83 acre site at Kingsbury Road, Erdington. The site is close to Jaguar Cars and Fort Dunlop in the Erdington area of Birmingham. It has prominent road frontage to the Kingsbury Road (A38) which is one of the main arterial routes to Birmingham city centre.

The Scheme is to consist of 17 units ranging between 1,000 and 3,363 square feet in size and 51 car parking spaces and will be developed as Birmingham’s leading Trade Park.

The units will be available for Leasehold.


Stockport Gateway                                      October 2006

Chancerygate together with their Joint Venture partner Helical Bar have purchased 16 acres at Stockport for prime mixed use industrial freehold units. This is the second site that Chancerygate and Helical Bar have brought from Ikea.

The units are to be a mix of Trade Counter, Car showroom and self storage. The site is very prominent with major frontage to the M56 at junction 3 and is known locally as the Gateway to Stockport.

This purchase came hot on the heels of Chancerygate’s purchase of the Ikea site at Millbrook in Southampton.

Chancerygate purchased 6 acres in Romford on the ex Hubbinet industrial estate facing the A12 (Eastern Avenue). This furthers Chancerygate’s multi million pound CBC development programme with 33 units to be constructed, sizes from 1,500 square feet to 4,436 square feet.
