With more than 25 years’ experience in the property market Andrew Johnson is a hands on Chairman. Having a construction and agency background in which he established companies in both of these sectors Andrew formed Chancerygate in 1996 to concentrate on industrial development. His agency and construction businesses were sold in 2000 thus allowing Andrew to focus on a rapid expansion of Chancerygate as a development and asset management company. The culmination of this growth led to a part sale of the company to Lehman Brothers in 2007 and following their collapse in 2008 Andrew gained full control of the company in 2010 widening its development activity into student accommodation, high-end residential and mezzanine funding whilst maintaining its core activity in the industrial sector.
Through Andrew’s Chairmanship, Chancerygate continues to move ahead with strength never forgetting the core principles of the company which is to provide honest and reliable advice to all of its partners.
Eddie Cook BSc FRICS
Eddie has over 35 years’ experience in the property sector and prior to joining Chancerygate in 2001 he worked at Liverpool Victoria Friendly Society from 1978 where he was Senior Portfolio Manager responsible for the commercial property investment portfolios of the company’s UK Life Fund and Staff Pension Fund having a combined value in excess of £550m. He held the position of Managing Director at Chancerygate from July 2010 until September 2017 during which time he has steered the business through a period of rapid growth and success. Eddie will retire at the end of December 2017 with the position of Managing Director being taken by Richard Bains.
In addition to his role as Director and Board Member at Chancerygate, Eddie is responsible for implementing company strategy, investment portfolio performance, acquisitions and sales and ensuring all asset management and development initiatives are delivered to client-agreed business plans.
Having graduated in 1985 he became a Chartered Surveyor in 1986 and was elected Fellow of the Royal Institution of Chartered Surveyors in 1997. Eddie became a Liveryman in 2013 with the Worshipful Company of Chartered Surveyors; one of the City of London’s Livery Companies. He is also a member of Investment Property Forum.
Richard joined Chancerygate in 2017, bringing with him with over 25 years’ experience across all property sectors in the UK.
Prior to joining Chancerygate, Richard was Head of the UK Business at Rockspring and was specifically responsible for their UK focused, closed ended, value-add funds (“UK Value”).
In addition to being responsible for the day to day running of the business, Richard works closely with his co-directors and senior management to formulate and implement company strategy. With significant experience and a strong track record in capital raising, acquisitions, debt structuring and asset and fund management, Richard is responsible for identifying new opportunities to leverage Chancerygate’s unique offering of development and asset management expertise.
Richard graduated with a BSC in Land Management from Reading University in 1992 and is a member of the Royal Institution of Chartered Surveyors, the Investment Property Forum, the British Council of Shopping Centres and is FCA registered.
James Deane MA (Hons) FCA (ICAEW)
Group Finance Director
James qualified as a Chartered Accountant in 1996 with Price Waterhouse, before specialising in Real Estate and Public Company advisory within the Corporate Finance division of PricewaterhouseCoopers. This included two years on secondment to The Panel on Takeovers and Mergers.
James went on to spend five years with Quintain Estates & Development as their Corporate Finance and Investment Analyst, responsible for the investment appraisal and analysis for both the development and fund management divisions.
James joined Chancerygate in 2008 and heads up all financial activities undertaken by the business. He is also the lead contact for all banking relationships we participate in.
Peter Lee DL LL.B
Having qualified as a Solicitor in 1989, Peter spent ten years in private practice with prominent City law firm Reynolds Porter Chamberlain, specialising in commercial litigation and intellectual property.
Peter subsequently moved into the world of commerce before setting up and running a Family Office and Charitable Foundation. He remains a practising lawyer and, as a Trustee, he has significant experience in the creation of private Trusts together with their operation and management. Through his wider investment responsibilities, Peter has been involved in commercial property investment for over ten years.
Whilst continuing his Family Office and charitable duties, Peter joined Chancerygate in 2010 as General Counsel and in-house legal adviser bringing to the team a wealth of experience and providing a valuable service not often seen within a private property company.
In 2014 Peter had the honour of being appointed High Sherriff of Surrey and in 2015 was commissioned as a Deputy
Lieutenant of Surrey.
Non – Executive Director
Peter joined the Chancerygate Board in October 2016 having retired as a Senior Tax Partner at PwC in June 2016, for whom he had worked since 1977. He has a BA in Economics and qualified as a Chartered Accountant in 1980. Peter brings a wealth of experience having advised a wide spectrum of clients from high net worth individuals, to private and publically quoted businesses, from small entrepreneurial firms to large international organisations across a variety of industries including Real Estate, Chemicals, and Oil and Gas.
Adam Courtenay MPhil BA (Hons) MRICS
Adam joined Chancerygate in July 2014 from Kier Property and in addition to his RICS accredited Master’s degree in Real Estate Finance which he gained at Cambridge University he is also a Chartered Surveyor having qualified in 2012.
Previously a development manager at Kier, Adam has gained experience in a number of key commercial developments including their Trade City industrial schemes. At Chancerygate Adam’s role encompasses the full spectrum of industrial development from site acquisition, appraisal and disposal both on a freehold or leasehold basis or in partnership with institutional clients where Chancerygate will participate as the fund’s specialist development manager.
Alastair King BA(Hons) MSc MRICS
Alastair is responsible for sourcing, appraising, and bringing forward industrial development opportunities for Chancerygate. His wealth of experience and knowledge of the planning and development processes as well as the requirements of the occupational market gives Chancerygate an added advantage when bidding for new development opportunities.
Alastair joined Chancerygate in 2007 from Doherty Baines, where he was a Partner heading up the Industrial Agency team. Prior to Doherty Baines, Alastair spent over seven years at Knight Frank’s London office as an industrial agent. Alastair has gained a wealth of experience throughout the UK in the demands of blue chip industrial / warehouse occupiers in a variety of markets.
Amit Babbar BSc (Hons) MRICS
Amit started with Chancerygate in July 2014 and joins its development team in the capacity of Development Manager. He is responsible for sourcing and appraising new industrial and trade counter development opportunities and assisting the wider team in the execution of unit disposals through freehold sales or lettings to be held on Chancerygate’s balance sheet.
Prior to joining Chancerygate, Amit’s career commenced with Colliers international in 2003 where for 10 years he was a surveyor in the Logistics and Industrial Agency team advising clients such as Screwfix, CBRE Investors and SEGRO. Amit became a Chartered Surveyor in 2012 and in 2013 widened his industrial agency experience by moving into Valuation and Advisory Services within Colliers.
George Dickens BSc (Hons) MRICS
George joined Chancerygate in 2013 and is responsible for identifying and appraising industrial development schemes and assisting the development team on new acquisitions. As a Chartered Surveyor, George is also responsible for bespoke design and build solutions on sites already owned by Chancerygate and looking for development opportunities where Chancerygate can act as a development partner.
Prior to joining Chancerygate George’s career commenced with Kier Property where he concentrated on their Trade City developments and then Evander Properties where he was involved with a series of development and asset management projects advising institutional clients such as BA Pension Fund and Tesco Pension Fund.
Jonathan is an experienced Chartered Surveyor having previously held senior positions in the Capital Markets and Investment and Funding teams at DTZ before joining Kier Property as a Senior Development Manager in 2009.
In August 2014 Jonathan joined the development team at Chancerygate as Development Manager. His role encompasses the full spectrum of industrial development from site acquisition, appraisal and disposal both for the freehold and leasehold markets or in partnership with institutional clients where Chancerygate will participate as the fund’s specialist development manager. Jonathan was promoted to Development Director in January 2017.
Mike Walker BSc MRICS
Mike joined Chancerygate in January 2015 and heads up operations in the company’s new Manchester office as part of the business plan to develop and invest further in the regions. He is responsible for sourcing, appraising and delivering development and investment opportunities in the north of England.
Prior to joining Chancerygate Mike was Senior Director at CBRE heading up their north west industrial team for the last five years and before that was Head of the Colliers International Manchester office from 2005. Mike has a wealth of industrial knowledge both at local and national levels and this, together with his experience in forward funding and development work, complements the expertise that already exists within the Chancerygate team.
Richard joined Chancerygate in June 2017 as Development Manager and is responsible for identifying and appraising industrial development schemes and assisting the development team on new acquisitions, with a focus on larger, mid-box development opportunities and refurbishment projects.
Having qualified as a Chartered Surveyor in 2002, Richard has extensive experience in the logistics and industrial sector including acquisition and disposals on a national basis. Prior to joining Chancerygate, Richard was previously a Director at dohertybaines where he advised investment funds, developers, landlords and occupiers on a wide range of industrial development projects.
Richard is a keen golfer and member of The Richmond Golf Club.
Chris Brown BSc MRICS
Chris joined Chancerygate in 2017 as a Development Manager, bringing with him a diverse range of experience and comprehensive knowledge of the North's industrial markets.
Prior to joining Chancerygate, Chris had been a partner at Cushman & Wakefield, heading up their North West industrial agency team having been involved in some of the region’s most high profile industrial transactions of recent note. Before this, Chris was a Country Manager for Cushman & Wakefield in Vietnam following a role with a leading Australian Vietnamese developer in the delivery of a major office development in the country.
At Chancerygate Chris works with the North West team, focusing on site acquisition, appraisal and delivery of new developments across the North of England.
Outside of work, Chris enjoys following and playing football, mountain biking, travel and going to see live music.
Andy Busby BSc
Project Management Director
Andy joined Chancerygate as Project Manager in June 2015. He was appointed Project Management Director in May 2017 and has wide construction experience having previously worked with developers such as RO and Kier as well as main contractors, including Lovells and HBG.
As Project Management Director, Andy provides construction, technical and procurement advice to Chancerygate’s development management team on new site acquisitions. He is also responsible for delivering industrial development and refurbishment projects and managing and administrating the construction process prior to commencement on site and during the construction programme.
Anthony Hynes BSc (Hons) MRICS
Director, Head of Project Management
Tony is a Chartered Building Surveyor with significant experience of industrial and business space project management. He is responsible for delivering development and refurbishment projects and advises the development team on all aspects of construction and contract administration prior to works commencing on site and during the construction programme.
Prior to joining Chancerygate as a Project Manager in 2013, Tony was previously a Project Manager at SEGRO where he worked on their Greater London portfolio. His career has also encompassed roles with Brixton Plc and Rider Levett Bucknall. Since joining Chancerygate Tony has been involved in delivering a series of successful projects for the business. Tony was appointed Head of Project Management in May 2017 and is responsible for overseeing all of Chancerygate’s development programme from inception to completion.
Ian Johnson BSc (Hons) MRICS
Ian joined the team at Chancerygate in October 2016 as Project Manager in our Warrington office. He is a Chartered Building Surveyor having qualified in 2006 and prior to joining Chancerygate was an Associate Director in the Building Consultancy team at Lambert Smith Hampton’s Manchester office where he advised on a number of high profile instructions as project manager and lead consultant.
Working alongside our Development Surveyors Ian’s responsibilities will include advising the development team on all technical and construction aspects associated with Chancerygate’s industrial development programme including undertaking due diligence on site purchases. Operating from Chancerygate’s office in Warrington, Ian will also project manage and undertake contract administration from inception to completion on our new build and refurbishment schemes in the north of England.
James Tinkler BSc (Hons) MRICS
Project Management Director
Previously a National Director of Project Management at Jones Lang LaSalle where he specialised in project management, development monitoring and due diligence, James joined the Chancerygate development team in April 2016. He was appointed Project Management Director in May 2017 and in addition to being a Member of the Royal Institution of Chartered Surveyors, James is also a Chartered Project Manager and author of Sustainable Property for the RICS iSurv website.
Working in tandem with our Development Managers and Asset Managers James is a key adviser on all technical and construction aspects associated with Chancerygate’s industrial development and refurbishment activities.
Matthew Storr BSc MRICS
Matthew joined Chancerygate as Project Manager in May 2017. Prior to joining Chancerygate, Matthew was an Associate Director at CBRE in their Capital Projects team managing and monitoring complex construction projects. He qualified as a Chartered Building Surveyor in June 2009 following his graduation from the University of Reading in 2006 where he attained his degree in Building Surveying.
Matthew’s role at Chancerygate encompasses the full spectrum of project management associated with the company’s industrial development activities. This includes providing technical support to the development team on all site acquisitions, the appointment and management of specialist external consultants and the procurement and project management of all building contracts associated with Chancerygate’s new build and refurbishment projects.
Daniel March BSc (Hons) MRICS
Daniel joined Chancerygate as a Project Manager in July 2017. Prior to joining Chancerygate he was a Senior Building Surveyor at Lambert Smith Hampton in their Building Consultancy Team based in Manchester. Daniel qualified as a Chartered Building Surveyor in 2015 following his graduation in 2010 from Leeds Metropolitan University where he attained his Honours Degree in Building Surveying.
Based in our Warrington office, Daniel will provide technical support to the company’s development and asset management teams on all site acquisitions including the appointment and management of specialist external consultants and the procurement and project management of all building contracts associated with Chancerygate’s new build and refurbishment programme.
Kieran joined Chancerygate in Feb 2017 under a Trailblazer Apprenticeship Scheme promoted by the Chartered Surveyors Training Trust. He will undertake a two year study programme by way of a distant learning course to obtain the Diploma in Surveying which will enable him to obtain Associate Member status of the Royal Institution of Chartered Surveyors. Thereafter he will be progressing to undertake a four year part time degree in Building Surveying to enable him to take his Assessment of Professional Competence and ultimately become a qualified Chartered Surveyor.
During his period of apprenticeship and training he is actively assisting the qualified project managers and building surveyors at Chancerygate in all areas of development and asset management.
Rory Finnan BSc (Hons) MRICS
Director, Head of Asset Management
As Head of Asset Management, Rory is responsible for overseeing all asset management activities associated with Chancerygate’s multi-let industrial investment portfolio and the mandates we have from third party investors. He is also responsible for the acquisition and disposal of Chancerygate’s investments. Prior to joining Chancerygate in 2012, Rory previously held Asset Manager and Development Director positions at The io Group and Dunmore Limited specialising in the multi-let industrial and trade counter sectors.
Having qualified as a Chartered Surveyor in 1996, Rory has a wealth of experience in all aspects of asset management with a particular focus on industrial business space.
Simon Barrs BSc (Hons)
Simon’s role involves implementing the asset management initiatives associated with the in-house and external funds to agreed business plans as well as putting strategies in place for investment opportunities. Simon joined the team in 2002 and has over 10 years’ experience in commercial property having previously been employed by Walker Packman as a Property Management Surveyor responsible for the Property Management of part of Equitable Life Assurance Society and Clerical Medical’s property portfolios.
David joined Chancerygate in 2016 bringing with him both client side and consultancy experience as well as a background in working for a PLC having worked for a FTSE 100 company with a significant property portfolio.
Prior to joining Chancerygate, David held the role of Senior Surveyor at CBRE Ltd within their North-West Asset Services team responsible for the property and asset management of a range of industrial, leisure, retail and office properties. David acted as a property manager on behalf of private landlords, developers, investment funds, a government agency and a local authority providing strategic asset management advice in addition to day to day property management. This included working with the Homes and Communities Agency where David was responsible for the asset and property management of a 300,000 sq ft business park overseeing a large capex refurbishment and demolition project and undertaking 50,000ft of lettings, lease renewals and lease re-gears in a 12-month period. Before this David worked for a high net worth owned property company. This was predominantly an industrial portfolio and was an extremely hands on tenant facing role encompassing all facets of estate and asset management.
David holds a degree in Real Estate Management and a post graduate diploma in Real Estate and Property Management.
David is based in Chancerygate’s North-West office and is responsible for all asset management activities north of Birmingham associated with our own balance sheet and third party asset management mandates. This includes the Carlisle City Council mandate where Chancerygate are the Asset and Development Manager for Kingstown and Parkhouse Industrial Estates covering some 200 acres.
David is a keen golfer, rugby fan and active member of a cricket team. He has recently taken up indoor rowing and is due to compete in his first competitive event.
Victoria joined Chancerygate in 2017, bringing with her over 10 years of experience in the commercial property industry. Victoria has a well-rounded and focused approach to asset management and client service having completed her training at Jones Lang LaSalle and having held appointments with several best-in-industry firms.
Prior to joining Chancerygate, Victoria held the appointment of Senior Asset Manager at M7 Real Estate, leading on the Marble fund, a joint venture with Goldman Sachs. The fund comprised of 4,000,000 sq ft of primarily industrial assets based nationally across the UK. Victoria oversaw a team to deliver a value-add strategy, enhancing rental and capital values, reducing non-recoverable costs, managing tenant compliance and rental income and delivering an ambitious business occupational and disposals strategy. Before this she was a Regional Director for Hansteen Holdings/Ashtenne Industrial Fund in charge of the Yorkshire and Humber region heading their Leeds office.
Victoria holds a Master’s degree in Property Appraisal and Management from Sheffield Hallam University and qualified as a Chartered Surveyor in 2009. In addition, she is an APC assessor for the RICS and was appointed the honorary position of External Assessor for Sheffield Hallam University.
At Chancerygate Victoria is responsible for the industrial portfolio; both its own balance sheet and third party asset management mandates. Victoria is also involved with business development and promoting the Chancerygate brand.
Victoria is a keen runner, competing in half marathons on a regular basis. She also loves travelling having visited 5 continents and has a passion for theatre.
Assistant Finance Manager
Janet looks after the day to day financial activities of Chancerygate. Janet has many years of experience in accounting within the construction and house building industry.
Jean-Michel is responsible for the management and financial reporting of Chancerygate. Prior to joining Chancerygate, Jean-Michel spent a number of years in practice as an Auditor.
Office Manager & PA to Directors
Katy Evers is PA to the Directors and also office manager providing administrative support for the Chancerygate team.
Receptionist & Administrative Assistant
Jessica is our receptionist and the friendly and welcoming face to our clients and visitors to our London office.
Prior to joining Chancerygate in August 2016 Jessica was previously receptionist and administrative assistant to the private equity investment and finance teams at Hasma Capital Advisers. In addition to her duties as receptionist Jessica also provides administrative support to Chancerygate’s development and asset management teams.
Shreeya assists the Board with their strategic decisions by providing financial, accounting, business planning and investment appraisal for the Chancerygate group. She also supports the Finance team with quarterly and annual financial reporting.
Prior to joining Chancerygate Shreeya worked for Grant Thornton UK LLP as an Audit Executive with a portfolio that consisted of a wide range of both high profile corporate and pension clients across the UK. Shreeya was also part of the National Pensions team whereby she would lead audits where net assets were in excess of 6 billion.
In February 2016 Shreeya qualified as a Certified Chartered Accountant.
Purchase Ledger Assistant
Gail joined the team in 2016 and looks after the purchase ledger activity for Chancerygate. She has spent her career within a purchase ledger environment mainly in building or engineering firms.
Linda joined the team in January 2017 and undertakes all administration matters within the Finance department including the processing and payment of utility invoices.
Helen joined Chancerygate as Marketing Manager in March 2017, to oversee all marketing and PR initiatives across the Group’s business.
Prior to joining Chancerygate, Helen held the appointment of Group Marketing Assistant at Global Switch, the leading owner, operator and developer of large-scale data centres across Europe and Asia Pacific. At Global Switch, Helen was responsible for planning and executing campaigns such as the launch of Global Switch Sydney East, a 31,000 sq m building valued at AUD$300m.
Helen studied for a BA at Loughborough University School of Art and Design, graduating in 2006. In 2016 Helen gained the Chartered Institute of Marketing’s Certificate in Professional Marketing from the Oxford College of Marketing; and gained the Institute’s Diploma in Professional Marketing in 2016.
