North Downs Hike 21st September 2018

Chancerygate secures two pre-lets

Leading industrial developer and asset manager, Chancerygate has secured significant pre-lets at its developments in Harlow and Bedford.

At East Place in Harlow, Chancerygate will be developing a trade park/industrial scheme in seven units, totalling 97,000 sq ft. Travis Perkins has committed to a new 10,779 sq ft facility subject to a 15-year lease with a break at year 10. There is a high level of interest in the remaining units. The site is on the East Road in the heart of the Templefields Industrial area, close to Edinburgh Way (A414) that links to the M11 for London, Stansted Airport and Cambridge.

Cardington Point in Bedford is a speculatively developed stand-alone 36,600 sq ft high-quality logistics/industrial unit with 3,900 sq ft of offices at first floor level. IT Efficient, an IT disposal services provider has agreed to let the unit at a rent of £7.50 per sq ft, committing to a 10-year lease. The development will be completed later this month. The warehouse is located approximately two miles from the centre of Bedford, benefitting from excellent access to the A421.

The lettings illustrate the strength of occupier demand for high quality buildings and we anticipate announcing further lettings at East Place, Harlow in the near future”.

Chancerygate Bristol spec scheme sells out

Chancerygate has sold the final units at its 153,700 sq ft Apollo Park industrial scheme in Yate just over a year after construction completed. The sale marks a successful outcome for the scheme which was one of Bristol’s first speculative developments in almost a decade.

Units 1-5, which total 20,988 sq ft have been sold to a private investor.

Phase 1 of the development combined a 21,300 sq ft HQ warehouse which was pre-let to local occupier Saddleback plus 61,000 sq ft of speculative units. Phase 2 consists of a pre-sold, bespoke 55,500 sq ft warehouse and office facility for national timber panel import and distribution business James Latham plc.

The project was named Development of the Year at Insider Media’s South West Property Awards in October 2017 and is now fully occupied just a year after it was bought to the market.

Chancerygate Development Director, Alastair King, comments: “The scheme is a prime example of Chancerygate’s entrepreneurial nature, its willingness to take risk and its vision to speculatively build in regional markets. It also demonstrates our ability to listen to and work with our end-users to accommodate their requirements whilst providing added value and overcome challenging planning restrictions”.

JLL and Colliers International advised Chancerygate on the project. The buyer of the remaining units was advised by Rae Elson.

Chancerygate’s North West team expands

As part of Chancerygate’s continued development activity in the regions, Chris Brown has joined the team as Development Manager based in the company’s Warrington office.

Prior to joining Chancerygate, Chris was Head of North West Industrial and Logistics at Cushman & Wakefield where he was involved in some of the region’s most high profile industrial transactions. His role at Chancerygate will focus on site acquisition, appraisal and delivery of new developments across the North of England.

Mike Walker, Development Director at Chancerygate, said: “With more than 600,000 sq ft of new or refurbished space being delivered in the region over the next three years and an objective to increase our activity further, Chris is a great addition to our team”
