Capitol Trading Estate
The estate, located in Merseyside approximately seven miles north east of Liverpool city centre, sits within Knowsley Business Park – one of the largest industrial parks in Europe, spanning nearly 1,200 acres. The property, known as Capitol Trading Estate, comprises over 250,000 sq ft across 28 units, with a mix of EPC C, D and E ratings.
The business plan focused on capturing reversion through phased refurbishments at lease expiries while improving EPC ratings. A key opportunity was a vacant 24,000 sq ft unit, which had a low EPC rating and required significant upgrades. The refurbishment included re-coating the roof and cladding using a Liqusil system and installing LED lighting. As a result, the unit’s EPC rating improved to a B, and it was successfully let at a 44% rental increase on the passing rent, leading to a capital value uplift of approximately £700,000. Further phased refurbishments across the estate will continue at lease events to enhance value and sustainability.
