Grove Park Industrial Estate

The estate is located on Mill Lane within a wider, established industrial/trade counter estate, less than one mile north east of Alton Town Centre, Hampshire. Mill Lane leads directly onto the A31 in 0.5 miles which connects the property to Junction 9 of the M3. The actual estate itself compromises a well-established multi let industrial terrace of 6 units.

At the time of acquisition, the estate presented poorly and had one vacant unit. The common areas were neglected and in need of much improvement. This gave the opportunity to add value via an extensive refurbishment programme, which included the vacant unit and the estate as a whole. The external refurbishment works included roofs and cladding being re-coated using a Liqusil system along with external decoration. Internal works were also undertaken on the vacant unit, which included but not limited to, full redecoration, new LED lighting, removal of an old gas heating system. These works resulted in the EPC rating being improved from a D to a B. It also gave the wider estate a much-needed face lift, in order to attract new occupiers and obtain higher rents.
