Diamond Road is an established industrial and distribution location in the north of the city close to Norwich airport within close proximity to the A1042, the Norwich inner ring road, the A140 which connects to the A11 (Norwich to Cambridge) and the A47 (Norwich to Leicester).
We propose to regenerate the 4.5 acre disused site by building a 116,500 sq ft scheme in 17 new industrial and warehouse units together with parking, loading areas, landscaping and electric car charging points.
Access to the development will be via Diamond Road and Vulcan Road North. The scheme will allow various employment uses in keeping with the wider estate, including light industry, product development and storage & distribution.
The scheme has planning consent for industrial/warehouse (B1C/B2/B8) use.
The units will be available on both a freehold and a leasehold basis.
The scheme is now under construction and will be available Q4 2020.
Chancerygate employ the latest environmentally friendly
technologies to reduce the costs of occupation. The
scheme will ensure a minimum 10.83% decrease in CO2
emissions over 2013 Buildings Regulations. As a result,
occupation costs to the end user will be reduced.
The green initiatives will include:

• Full height electric loading doors
• 37.5kN per sq m floor loading
• 15% warehouse roof lights
