Chancerygate acquired the 6.4 acre site within the wider Beeston Business Park in joint venture with Hines UK in March 2019.

The park is located approximately 3 miles south west of Nottingham city centre midway between the city and the M1 motorway.  Beeston Train Station is immediately adjacent to the park, providing frequent services to both Nottingham city centre (6 minutes) and London St Pancras (1 hour 40 minutes) as well as connections to local towns and cities such as Loughborough, Leicester and Derby.

Chancerygate’s in-house development and project management teams overcame numerous challenges throughout the planning and construction phases. Examples include:

  • Chancerygate granted part of the site to Broxtowe Borough Council and developed a car park next to the railway station to fulfil S106 planning obligations
  • Demolition of existing buildings (including asbestos removal)The location of the site within Flood
  • Zones 2 and 3 and the sustainable drainage required by the authorities, meant that attenuation crates and swales had to be used
  • Careful management of constructions works due to the sites location next to a Site of Special Scientific Interest, residential properties and a railway line.

The speculative development consisted of 18 units totalling 156,812 sq ft. The scheme reached Practical Completion in March 2020, with 40% pre-sold/exchanged at the time. The development is now under the Asset Managements team responsibility to ensure the best commercial outcome for our occupiers.
