Chancerygate acquired the 4.6 acre site from Barclay & Mathieson Steel in September 2016. Eaton Point is prominently situated on Eaton Avenue in Chorley and is accessed off the M6. The site included a 47,478 sq ft self-contained portal frame warehouse building on a very low site cover.
Chancerygate identified the site as a good opportunity to combine both refurb and speculative new development to cater for both the owner occupier and urban logistics market.
The development consisted of 13 new build developments totalling 53,668 sq ft, and one refurb unit at 47,478 sq ft.
The success of the scheme exceeded the expectations of the developer and market, with 11 out 13 units sold within 9 months of PC of the new build element achieving new record FH values for Lancashire.
