Part of a wider development of a greenfield site that was developed on to create a  16 acre estate purchased on a speculative basis.

Novus is a major new Business Park for North Cheshire providing 305,000 sq ft of industrial development over 16 acres. Phase 1 is a speculative development of nine Grade A industrial units ranging in size from approximately 5,447 sq ft to 24,786 sq ft, providing a rare opportunity for occupiers to lease their own facility in this prestigious location.

The opportunity to deliver a design and build facility for Sytner Group was identified early in the process prior to any planning application being made. Comprising a bespoke 29,470 sq ft unit for new car pre-delivery inspections and services along with large external areas for parking and circulation as required by the end user the early engagement with the client allowed the remaining 150,000 sq ft business park to be designed around it.

The low density nature of the facility was perfect for a scheme which had a number of existing utilities that could not be built over – allowing the developer to maximise the development density on this area of the site.

The facilities is used for high end brands such as McLaren, Bentley, Rolls Royce and Bugatti and as such the building is the flag ship service centre for Sytner in Cheshire, one of their key markets.

At Practical Completion, phase 1 was 100% sold to Sytner, Oliver Valves, Wellness Trading and Northwood Investors.

Phase 2 is currently offered on a design and build basis with opportunities to accommodate units of 3,500 to 70,000 sq ft, to suit bespoke occupier requirements.
