Chancerygate and Bridges complete work on 120,300 sq ft Airport Trade Park in Dublin with three pre-lets

Chancerygate and Bridges Fund Management have completed work on Airport Trade Park, a €40m, 120,260 sq ft Grade A urban logistics development near Dublin Airport, with three units already pre-let.

Located on a prime five-acre site 1.7km south of Dublin Airport and around 8km north of Dublin city centre, the scheme comprises 13 units ranging from 3,615 sq ft to 22,670 sq ft.

The three pre-let units totalling 31,200 sq ft were all secured ahead of practical completion and represent a diverse range of international businesses.

Corporate gifting and branded merchandise company Imprint Engine has taken a 16,100 sq ft unit on a 15-year lease, whilst electrical connectors and tooling manufacturer Cembre will occupy a 7,550 sq ft unit on a 10-year term.

The final pre-let has been secured by networking and firewall software company Netgate, which has taken a 7,550 sq ft unit on a 10-year term. Both Cembre and Netgate are new entrants to the Irish market, with the former headquartered in Italy and the latter in the US.

Airport Trade Park is the first development in Ireland for the Chancerygate and Bridges partnership which has successfully delivered similar projects in the UK together for more than a decade.

The site benefits from excellent connectivity given its proximity to the airport, the M50 and M1 arterial routes, several bus routes and planned public transport improvements.

Earlier this year, Chancerygate acquired the 342,000 sq ft North Gate Portfolio for an undisclosed sum. The portfolio comprises 12 fully occupied industrial and urban logistics assets close to Dublin Airport.

Airport Trade Park is targeting LEED Gold accreditation and will benefit from electric vehicle charging points, photovoltaic panels and air source heat pumps.

In addition, each building has been constructed using high-performance building materials, while extensive rooflights help reduce operational costs and CO2 emissions.
