Apollo Park in Yate has been awarded Industrial Development of the Year 2017 at Insider Media’s South West Property Awards. Chancerygate’s scheme of 13 flexible industrial and warehouse units totalling 150,000 sq ft is the first speculative multi-unit scheme to be built in the North Bristol area for 10 years.
Both phases of the scheme enabled local occupiers to relocate within the Yate area and upgrade to more modern facilities whilst retaining their highly skilled staff. Phase 1 of the scheme combined a 21,300 sq ft HQ warehouse which was pre-let to local occupier Saddleback plus 61,000 sq ft of speculative units over 3.5 acres. Phase 2 consists of a pre-sold bespoke 55,500 sq ft warehouse and office facility for national timber panel import and distribution business James Latham PLC. The result was a development that was 70% pre-let/sold prior to practical completion.
Chancerygate Development Director, Alastair King, comments: “We are delighted that the success of Apollo Park, Yate has been recognised with this award. The scheme is now near to 100% occupied and is a prime example of Chancerygate’s entrepreneurial nature, its willingness to take risk and its vision to speculatively build in regional markets. It also demonstrates our ability to listen to and work with our end users to accommodate their requirements whilst providing added value and overcome challenging planning restrictions”.
Saddleback were represented by Knight Frank and James Latham were represented by GVA. JLL and Colliers International are acting for Chancerygate on the disposal of the scheme.
